Co-Tenant and/or Business Partner Wanted for Pilates, Kettlebell, Fitness Studio in South Dublin

I’m looking for two or possibly three Co-Tenant(s) and/or Business Partner(s) to share a Fitness, Health and Wellbeing Studio in South Dublin.

The idea is to share a commercial property with two or three Fitness, Exercise and Health Professionals. Feel free to forward this and tell others, who might be interested, about it.

We would split overheads such as: 1. Rent, 2. Council Rates, 3. any Management Fees (if applicable) and 4. Bills (Electricity, Gas, etc.).  This will considerably reduce the monthly cost of renting a commercial premises for each individual to a fraction of what it normally would cost, making it more manageable for sole practitioners.  I rented my own studio for 5.5 years and am familiar with the pressure of paying all the bills month by month, irrespective if the studio is quiet or busy e.g. during summer time or the Christmas break.

A few general suggestions, thoughts and ideas:

  1. Each individual uses the studio at fixed and pre-agreed times, e.g. one instructor teaches 4 mornings and 1 evening and another instructor teaches 1 morning and 4 evenings etc..
  2. Co-Tenants might include Pilates, Yoga, Kettlebell, TRX, Fitness, Tai chi Instructors etc. or Physical Therapist, Nutritionist, Physios, Chiropractors, Osteopaths, Counsellors, Neuro Muscular Therapist, Acupuncturist etc..
  3. The studio premises consists either of just one room that can be used for group classes and for therapies and treatments or possibly two rooms, one studio (for classes/groups)  and one therapy/treatment room.
  4. The studio could be sublet to other instructors or therapists (at quiet or unused times) to subsidize the monthly rental payments. I did this myself for the last five and a half years with my own Fitnecsie Studio. This is done via a online-room-booking system, that is accessible 24/7 and takes online payments to minimize admin work.
  5. The studio could be used or sublet for children and teenagers activities and classes in the early and mid afternoon or Saturday morning.
  6. There might be one shared website that promotes the studio and it’s instructors, therapists, classes and activities and directs visitors to each individual’s own website (if applicable). I created all my websites from scratch since 2005.
  7. Each individual has to promote and manage his or her own classes, does his/her own accounts. We will ultimately run two or three businesses out of one premises or studio.
  8. The studio will be located in the Dublin 14, 16 or Dublin 18 area. I don’t have a studio premises at the moment.
  9. We will have to find a suitable studio premises. There are various commercial premises available – feel free to do a brief search (D14, D16, D18) on www.daft.ie.
  10. We would aim to find a studio premises for late August or early September 2015, so classes and therapies can be offered after the holiday/summer break.

Above described business model will make renting a studio or therapy space much more affordable and reduces the financial, physical and mental pressure for each individual.
